A positive track record in affordable and green development has seen Yolk Property Group and Ventura Home Group appointed as development partners to transform the former Hainsworth Primary School site into a thriving new residential community for more than 100 residents.
Housing Minister Peter Tinley today announced the Department of Communities’ (Housing) collaboration with the Yolk Property Group/Ventura Home Group consortium on The Amble Estate – a 4.2-hectare urban infill project in Girrawheen that will produce a mix of affordable and highly sustainable housing.
Yolk Property Group Director Tao Bourton said the company was looking forward to working with Ventura Home Group and the Department of Communities on the project.
“We aim to create affordable residential communities that make it easy and attractive for people to live sustainably and we’re excited to work together toward this vision in Girrawheen,” Mr Bourton said.
Mr Bourton said Yolk Property Group would build on their portfolio of delivering sustainable housing at urban infill projects, with the Evermore project at the former Kim Beazley school site in White Gum Valley an example of their focus on innovation and green development.
“At Evermore we pioneered the use of shared solar in a large-scale strata-setting; it was the first apartment development in the state to be recognised by the Bioregional Australia Foundation as a One Planet Community and national leader for a commitment to sustainable living. We want to continue in this vein with the Girrawheen project,” he said.
Mr Bourton said a commitment to innovation meant Yolk aimed to push the boundaries or break new ground across every project, whether applying new technologies, developing new product typologies or trialling different construction methods.
“The WA building industry is known for favouring brick – it’s the material of choice for townhouses and low-rise apartments, but we’re planning to utilise timber framing at The Amble – an approach not commonly undertaken in WA for properties of this kind,” he said.
Mr Bourton said Bioregional’s One Planet Living framework will be implemented to guide built form and land development, and aid in a holistic and long-term approach to sustainability, following principles related to sustainable water, local and sustainable food, sustainable materials, zero waste, zero carbon and culture and community.
“I think Girrawheen is ready for a development of this kind, offering residents homes that that tick all the boxes – affordability, quality, location and sustainability,” Mr Bourton said.
Ventura Home Group Director Mark Di Masi said the group are diversified and innovative builders that aim to provide product to meet the structural and economical requirements of any community within Perth and the South West.

A minimum of 129 dwellings will be delivered at The Amble Estate, comprising small lot house and land packages, apartments and townhouses, and will offer private, social and shared equity housing opportunities. The project will deliver affordable, diverse and environmentally sustainable land and housing options for first homebuyers, families and downsizers.
The Hainsworth project site is situated within the established suburb of Girrawheen, 12km from the CBD, close to integrated and coordinated transport links and a range of established amenities including shopping centres, schools, parks and other recreational facilities. On-site works are expected to commence in October.
The Yolk Property Group/Ventura Home Group consortium will develop the site with the Department of Communities.
