New Girrawheen Estate Ticking Buyers Boxes

Demand for affordable and sustainable new housing in the established suburb of Girrawheen is proving strong with buyers, with 20 per cent of Stage One homesites sold on the day of release at the suburb’s newest residential estate.

A diverse mix of buyers attended the official launch of The Amble Estate on 24 March 2018, eager for details on how the former Hainsworth Primary School site will be transformed into affordable and environmentally sustainable land and housing options for first homebuyers, families and downsizers.

Jodie Meagher, a child educator and mother of two who attended the launch, was the first to purchase at the estate, securing a house and land package after years of searching.

“We’ve been looking for the right opportunity for two years and am thrilled to have finally found one that’s not only in my price range but ticks all the boxes, so we can finally build our first home,” Ms Meagher said.

“We currently live in Girrawheen and the location is fantastic – we wanted to stay here but build a new home. There are a lot of older houses around, but I really like that the estate is revamping the area and creating a whole new community,” she said.

Since the launch, four more lots have sold, with only 19 remaining for purchase by the general public in Stage One.

Ventura Home Group Managing Director Phil Di Masi said feedback from buyers indicated the location, amenity and affordability of the estate were appealing to the WA housing market.

“Buyers have been very excited about the price point, with a mix of purchasers, from first homebuyers to downsizers, citing the outstanding value as a key in their decision to buy at the estate,” Mr Di Masi said.

Ms Meagher said she was conscious of the environment and was committed to promoting sustainability in her workplace as well as reducing her carbon footprint at home.

“I rarely put the aircon or heater on and prefer to open windows and doors for the breeze when it’s hot, or just rug up when it’s cold. We love our veggie gardens and using a compost bin helps the garden as well as cutting back on waste.

“I was actually quite excited about the Sustainable Living Package. People are lazy these days and if all the work is done to make your home greener before you even move in then it’s easy to live more sustainably. The fact it will also save me money was the icing on the cake for me,” Ms Meagher said.

In addition to the Sustainable Living Package, Bioregional’s One Planet Living framework is being implemented at the estate to guide built form and land development, and aid in a holistic and long-term approach to sustainability following principles related to sustainable energy, water, local and sustainable food, sustainable materials, zero waste, zero carbon, and culture and community.

The Stage Two release is planned for August 2018 and a number of prospective buyers have already registered interest. House and land packages start at $316,990^.

The Amble Estate is a collaboration between The Department of Communities and the Yolk Property Group/Ventura Home Group consortium that will deliver a new mix of affordable and highly sustainable housing to Girrawheen.

The estate is a 4.2-hectare urban infill project 15km from the Perth CBD that will deliver a minimum 129 dwellings for more than 200 residents, comprising around 24 one and two-bedroom apartments, 15

townhouses and a minimum 90 single detached houses. The estate will also offer private, social and shared equity housing opportunities. Given the variety of home options available, the estate is expected to attract a diverse mix of buyers.
