Land Lease is a new ownership model allowing over age 55+ residents to own a home and lease the land it is on. The model is growing in popularity in WA based on the national leading model in Queensland for lifestyle villages.
The land lease model seeks to enable development of dwellings on concrete slabs, moving away from the standard modular homes of the past. This will also include development of facilities for exclusive use of the land lease community, while being fully integrated with the community country club.
Land lease lifestyle village will incorporate community facilities such as pool(s), a clubhouse, games room, arts and craft, mens shed, ten pin bowling, cinema, library, etc. The facilities will be controlled via a Local Development Plan for the site.
The co-location and integration of land lease lifestyle with residential (co-sharing of some facilities) is based on extensively researched leading international examples.
The community is designed to remove the trend of isolating the elderly. Studies have shown the benefits of intergenerational interactions – seniors feel more purposeful and young people benefit from the elders’ guidance and problem-solving skills. The result is a thriving community that enriches the lives of every generation.
On the east coast of Australia there is a growing trend towards the inclusion of country club facilities in residential land estates.

The Structure Plan endeavours to build upon the tiny homes concept.
The concept seeks to deliver 8-12 small residential dwellings and is being pursued as a means to address affordable rental properties within the context of an established neighbourhood.
It is essential that the streetscape is not detrimentally impacted by the final built form. The main principles of the tiny home concept are:
• 4 dwellings on a single residential lot with a total of 4-6 people so there is no difference to a large family living on a lot.
• Home design with loft (no bedroom).
• Lots would not be titled and held under project ownership/single ownership.
• Provide affordable rental (dwelling product is not individually sold).
• Fit with the streetscape of the estate.
